Job Purpose
Performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment and utility systems according to all company policies, procedures, state and federal safety laws; e.g. OSHA, ADA FAIR HOUSING, etc.
Duties and Responsibilities
Preventative Maintenance and Safety Duties
- Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
- Constantly be aware of the condition of apartment property throughout the buildings/community and immediately initiates action to correct unsafe conditions; e.g., broken gates, broken steps, open holes, broken/burned out exterior lights.
- Schedules with Manager and performs routine preventive maintenance on all appropriate equipment as directed by Manager. Inspects and maintains all tools in excellent condition.
- Be aware of all utility meter cut-offs, sewer cleanouts.
- Ensures that storage areas remain locked when not in use.
General Duties
- Diagnoses and performs minor and routine maintenance/repair, as directed.
- Inspects and helps make all needed make-ready repairs and services. Assists other make-ready staff and/or performs make readies personally as required in order to meet deadlines.
- Reports all major repairs and need requisitions to Maintenance Supervisor and Site Manager.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vise versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary, including transferring client belongings/furniture to curbside per Constable instructions for evictions.
- Be knowledgeable of inventory levels of spare parts and supplies and inform Maintenance Supervisor of shortages.
- Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
- Performs any additional duties assigned by Manager.
Qualifications
- Two years, direct experience in maintenance or equivalent field.
- Effectively prioritize and multi-task.
- Excellent people skills.
- Strong working knowledge and skilled in the use of required equipment/machinery:
- Hand Tools – Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
- Power Tools - Grinders, sanders, drills, saws, etc.
- User-Moved Aids – Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
- Mechanical Equipment – Motors, pumps, compressors, blowers, electric and hand power augers, etc.
- Measuring devices – Calipers, voltmeters, ohmmeters, testing meters, PH Tests, gauges, etc.
- Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.
- Proactive, initiate follow-through.
- Must supply own hand tools and HVAC gauges.
Working Conditions
- Specific with general property/building management.
- Indoors (66% to 100% of the time). Frequently outdoors (33% to 66% of the time), all conditions, often for extended periods.
- Occasional exposure (1 % to 33% of time) to paint fumes, solvents, adhesives, etc. Example: Office/Apartments during/after make-ready.
- Frequent need (33% to 66% of the time) to work in awkward and confining positions.

**Lifting or carrying of weights exceeding 50lbs must be accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C Units, etc.

- Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and clients. Constant need to see small detail when performing routine maintenance duties.
- Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach (oversee assistants, observe problems throughout the community).
Hearing requirements
- Constant need (66% to 100% of the time) to communicate with assistants, client staff, vendors and clients. Must use listening skills to diagnose needed repairs, etc.
Speaking requirements
- Constant need (66% to 100% of the time) to verbally communicate with assistants, client staff, vendors and clients.
Driving/Traveling requirements
- Frequent need (if property requires driving) (33% to 66% of the time) to utilize personal transportation. Rotation "on call" status may occasionally require expedient travel to assigned property at a moment’s notice. Pick up and deliveries to the regional office.
- If position is at a property that requires driving, then employee must have and maintain a valid drivers’ license and automobile insurance coverage.
Reasoning Development requirements
- Moderate. Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations.
- Needs ability to think rationally beyond a specific set of instructions.
